The caravan is sited in the quiet and pleasant wooded park of St Minver managed by the Parkdean Company and which has full entertainment facilities in the club house which is in the old manor house of St Minver village. There is also a swimming pool, launderette, shop, mini golf and regular entertainment for young children on site. A few miles away are the popular beach resorts of Rock, where there is a passenger ferry to Padstow on the other side of the estuary, and Polzeath. Also close by are Port Isaac (of Doc Martin fame), Tintagel (supposed birthplace of King Arthur) and the picturesque harbour of Boscastle whilst Bodmin Moor offers walking and the famous Jamaica Inn (scene of Daphne du Maurier’s famous novel) The caravan is a Delta Darwin 2010 2 bedroom caravan sleeping up to 6 people with electric heating panels in both bedrooms and gas fire in the lounge. A bulkhead light has been fitted outside the door to give extra light when negotiating the steps to the decking after dark. The price includes all the fixtures and fittings and, as it has been sub let, all the equipment in the kitchen which would be required if the caravan is to be let again. The caravan has new mattresses this year and is in very good condition throughout. There is a small bathroom with toilet and shower. If the prospective buyer wishes to sub let the caravan, it usually attracts bookings for most of the year (current year) which pays for the site fees and sometimes a profit. The prospective purchaser would also be required to pay a 15% admin fee to Parkdean on purchase of the caravan if it is required to be kept on site. We are the first owners and have had the caravan for three years and are selling due to family reasons.
